A walk through is the buyer's final inspection of the property after the inspection of the third party and before the close of escrow. This is the last chance for the buyer to check for imperfections and repairs needed. A house is the biggest asset one ever possesses thus you always need to inspect as to what you are getting and in what manner.
The walk- through takes a maximum of 4 hours, depending on the size of the property. The best time for a walk through is mid-day when the maximum light would expose nooks and corners. You can even videotape the walk through for a referral as well as efficient documentation. The buyer must prepare a check-list of the articles you need to inspect and keep noting the errors .If you have any queries make it a point to ask even if it might be the dumbest of questions. Because it is you who are going to buy the house and you must get the best for the mount you are paying.
It is also a growing trend among builders preparing a punch list before the
walk through. It becomes easier for them to review the situation and make a note of the buyer's asked-for changes. The walk through includes checking for maintenance and condition of articles to be bought along with the house.
After the walk through you need to come back and check whether the suggested repairs have been carried out before the closing of account. It is your right to inspect and suggest and demand changes and you must make the most of it. |
