My dad (grantor) did a quit claim deed back in 2004 adding me (and him) as the grantees. He was single. He recently remarried (WA, a common property state). When he passes, does his wife (of 2 months) receive his interest in the propery? He owned it and paid it off prior to quit claiming it. It was not owned at community property nor joint tenancy, just the quit claim deed that was filled out and filed at the clerk's office.

Until and unless your dad has created a Will and offered his share of the property-interest to his wife, the latter cannot have ownership rights on it. But it's good to know that the property is clear of any debt. If it's possible do contact his lawyer to find out if any part of the property is entitled to his wife. But as far as your share of interest is concerned, it you will retain the property as your name is on the title. However, it will be better if you can find out whether your dad has left behind any Will.

Grace your interest in the property is secured as you are part owner along with your father.

When your dad passes away his share of interest in the property will go whoever he names in his will.
