our property in washington state is under my mom's and my name..my question is that my mom is turning 80 and she wants her name remove from the property.. what is the best way.. thanks

Hi bethtaday,

Is the property free and clear? If yes, then your mother can sign a warranty deed and transfer the property to you. If the property is not free from liens, then your mother can use a quit claim deed to transfer it to you.
