If there is no equity, then the lender's will not be ready to give you a mortgage refinance. If there is equity, then you can contact your present lender and apply for a mortgage refinance. However, it's not mandatory to refinance with the same lender. You can even contact other local lenders and apply for a home loan refinance. Thanks, Jerry
