Mother in nursing home. Want to transfer home to son.

My mother in law is in a nursing home suffering from dementia and has been declared incompetent. My husband is the power of attorney. There is a son living in the mother's home in South Carolina. The family wishes to transfer the home into the son's name. The house cannot be sold due to the condition of the house, but the son is willing to live there and pay insurance and taxes. There is no mortgage. How does my husband go about transferring the home and property out of his mother's name to his brother's? Selling the house is not an option.

As your husband holds the power of attorney, he can legally transfer the home in his brother's name via a title deed and a quit claim deed would add an extra layer of security to his brother ownership over the said home.
