thier are 3 of us children and our names appear on the deed as part of my mothers lady bird life estate. what can she do to terminate the life estate so she can sell the property

Unless 3 of you sign a deed and transfer your shares of the property to your mother, she won't be able to sell off the property to anyone without your permission.
