Can I use a quit claim deed or property transfer.

Posted on: 28th Jun, 2009 06:28 pm
i live in arkansas & have a clear title to a timeshare in florida. all i have is a copy of the mortgage deed & warranty deed. can i use a quit claim deed to sell it?
i have tried selling through marketers, but they have all been scams. i would like to put my property up for sale & see the process through with my own attourney or title company. do i need to do a title & deed search, or can the buyers do that after the sale?
how can this be handled with the least expense & time?
also, can i have the paperwork done ahead of time so any potential buyer can see proof of ownership & speed up the process?
can i get all the paperwork i need done in arkansas?
Hi wdwbnd!

Welcome to forums!

As far as I know, you can use a quitclaim to sell off the property. But as it's a free and clear property, a warranty deed can also be used. In my opinion, the buyers should go for a title search. I don't think you will be able to do the paperwork ahead of time. You will have to find a buyer first and then start off with the paperwork. As the property is located in Florida, the paperwork should be completed there.

Feel free to ask if you've further queries.
