I want to give my mobile home to my daughter. How do I transfer ownership?
hi debbierm,

a quitclaim deed can be used to transfer ownership of a mobile home. if you want to give away the title to your daughter, you need to sign a quit claim deed as a grantor transferring the ownership to your daughter as a grantee.

Hi ruth,

If your mother died intestate i.e. without leaving a will, you need to file an affidavit of heirship with court. The judge will then decide who will inherit the property as per the laws of intestacy in the state. But if there is a will left by her, then the property needs to be probated in court.

I am selling a mobile home. It will be a cash sale with no lender involved. What do I do for paperwork? I have the original title where the home was transferred to me. Do I just sign it over to the new owner?

After you receive the cash from your buyer, you will have to sign a quit claim deed and transfer the property to him/her. If you are not comfortable in handling the whole process, you can take the help of a real estate attorney.

A quit claim deed is for real property like land. Mobile homes are "mobile" and are transferred using a title like a car. You will need to sign the title and have it notorized. The buyer will have to apply for a title and pay sales tax on the amount they paid you for the mobile home.

After our divorce in 2000 my ex-wife abandoned our jointly owned mobile home. She would have lost it for back taxes had I not paid all payments and taxes since then. My question is can I transfer this title without her Signature?

Hi Jerry,

If your wife's name is on the property deed, then your ex-wife will have to sign the quit claim deed in order to transfer the property to you. You won't be able to remove her name from the property deed without her signatures.

I purchase a property that through a tax auction, there is a trailer on it, it's been abandoned for at least 2 years, how can I quick claim it or place a lien on it so that I can have it moved or I can use it since it's on this lot I've bought.

Hi Joanna,

Just because the property is on the lot, you won't be able to claim it as your own or place a lien on it. However, if the lot and the trailer as a whole was sold off at the tax sale, then you're the owner of the whole property.

My mom is currently very ill; on hospice and her mobile home is both in her name and mine. I have power of attorney and she wants to transfer the mobile home entirely into my name. Where do I go and what do I need to complete this process? Thanks!

Your mother can use a ladybird deed in order to transfer the property to you. You should contact a local real estate attorney and take his help in this matter.
