can i add my daughters name to my title deeds of my house

i have 1 daughter who is now married and lives away from family home. i have remarried but am concerned if i die everything goes to my husband can i protect my daughters inheritance my adding her to the deeds as the mortgage and deeds are soley in my name at present
Hi nickanda,

You can add your daughter's name to the property deed with the help of a quitclaim deed. Once the quitclaim deed is filled out, notarize and record it at the county recorder's office.

hi margaret,

as your son is not filing bankruptcy jointly with you, the chapter 7 bankruptcy filing on your part won't affect him. if the property is sold off to pay off your creditors, your son will get his share of money.

You can use a quit claim deed in order to add your daughter to the property deed. It will also help you in retaining your interest in the property.

Your mother will have to sign a quitclaim deed in order to add your sister's name to the property deed.

my daughter an son-in-law have been paying larger part of my mortgage. how can they be put on so we have a larger money base for future line of credit or second mortgage

Hi aldeana,

You can add your daughter and son-in-law to the mortgage by refinancing the existing mortgage rather than taking out a second loan or a equity line. However, in order to do so, you'll also have to add them to the property deed. This can be done using a quitclaim deed.
