quickclaim deed

ract at the bank without my conse

My ex-fiance and I purchased ten acres of land. Now that we've split he's signed a quick deed to relinquish all his rights to the property. What does this mean for us or me where the bank loan is concerned. Can he go and break the binding contnt.

signing the quit claim deed doesnt transfer the loan. it only transfer the rights not the loan.

No, Venus, your ex-fiance cannot break the loan contract with the deed. A quit claim does not help him to take his name off the loan. He needs to pay his share of the loan payments.

We bought a house for our daughter. She is paying the rent, taxes and insurance. We signed a quickclaim deed and put her name on it so that she would receive the proper bills at the house address. Does that deed mean she is part owner of the house now?

Bud, a quit claim deed is a legal document by which a person releases any claim that they may have on the property.

From what I read from the url Fred had referred, by quit claim deed your daughter has become part owner of the house.

Hi Bud,

Welcome to our forums.

Since your daughter has her name on the deed, so she owns a share of interest in the property, that is, legally she can occupy the property. But the quit claim deed does not guarantee that she is the owner of a part of the property.

In order to get ownership rights, her name should be on the title deed which guarantees transfer of ownership.

how are quickclaim and quit the same.. to read about them they seem different.

There is no deed named quick claim deed but the quit claim deed is mis-spelled as quick claim deed. :)

i bought a house and everything is in my name but when i bought the house i had just got married will aquickclaim eliminate wife from being affected legally by a bankruptcy chp 13.

your wife will be legally affected only when her name is on the debt that is included in chapter 13 bankruptcy. a quitclaim deed cannot prevent her from being affected then.

My ex-husband remarried he already had a house before they married he recorded a quick claim deed with his name and his new wife's name own it . He and I have a daughter how can our daughter void the quick claim deed?

Hi Georgia,

Let me know one thing, you were on the title of the house your ex quit claimed to include his new wife?

If it so then now all three of you are on the title as owners of the house.

But if you were not on the title of that house then you do not have any legal rights over it. As a sole owner he can include any one he wishes on the title of that house.

Please provide some more details so that it can be clear who actually owned the house that he quit claimed.
