Tax records after a quit claim deed has been filed.

Posted on: 13th Aug, 2007 06:01 pm
i am going through a divorce and need to remove my name from the property deed and the tax records. once the quit claim deed has been filed and recorded, will my name be removed from the property tax records? i do not want my credit rating affected in any way. thank you in advance for this answer.
Yes Khrystallana after the deed is recorded your name will be removed from the records. Your credit rating is not going to affect because of the property transfer. Credit rating is only affected when the debts are not repaid in time.

Hi Khrystallena,

Once you file the quitclaim deed, your name will automatically be removed from the title of the property as well as the property tax records. As after the property transfer you will no longer remain in the title, you don't have to worry of the property tax. And this will not affect your credit score in any way.

After your name is removed from the property records the tax records will be changed so that the dues are sent in the name of new owner. So you need not worry about your name remaining in tax records even after quit claiming the house to spouse.

And I will go with other comments that credit rating is not related to property. Debts you take and how your payments are on those debts decide how your credit score will change.
