Can I rent my mobile home out?

Posted on: 11th Dec, 2009 01:46 am
My mobilehome is in a park where I rent the space (CA). The park says I cannot sublease, does that mean I cannot rent it out? I've been trying to sell it now for 10 months with no success, I have dropped the price almost in half from my original price. There is only 1 other home in the park priced less and it is not selling either. Why can't I rent it out for now and sell it later when the economy improves?
Hi,

It seems that you will not be able to rent the property. If there is any rule for the mobile home park that you cannot sublease the space, renting out the mobile home does not seem to be possible. However, it is better to talk with the park owner(s) and explain your situation to them. They may relax the rule and help you rent your home.

it's probably worth having that conversation with them...

Yes

My Mom has the exact same problem as you and she's really discouraged. Her contract says nobody in the park is allowed to rent their places. The owner of the park does that because he feels homeowners take better care of their places then renters, and they want to keep the park as nice as possible. It seems half the Manufactured Homes in her park are for sale and potential buyers aren't looking anymore.

and it makes sense for the park owner to do it that way...it's probably been in place for many years, and nobody would have foreseen this situation coming. maybe they ought to form committees in the parks that this is taking place and petition the owner, or try to work out some other type of arrangement. ultimately, everyone is going to be a loser in cases like this, i think.

can I bring in a room mate to live with me in my mobile home since subleasing is not allowed?...

that would seem to be an allowable thing to do. after all if you got married and chose not to move, your new spouse would need to be able to move in, right?
