You dont want to pay anything for a modification service. Try using NACA, which is non proffit. Or you can do it on your own. The process is rather simple, but getting the bank to approve is the hard part.

I completely agrees with you chris rogers that to mortgage a property is one of the most difficult and lengthy task in real estate as you have to process long documentation to the moneylender.
Though it is difficult to find out a right mortgage lender, but it is important. You must check the certification and license of the lender, before selecting one.
