My credit score is in the late 500s and have an income of around $60k annually. I have also saved a small amount as down payment. I am looking for a mortgage broker. Please help.
You should take steps to improve your credit score before you contact any broker. With your credit score, no broker can help you get a loan.

Well, it will be difficult for you to get a loan with such low scores. If you could manage to bring your scores up to 620-640, you may be able to get a FHA loan.

With a credit score below 600, you will not be able to get approval for a loan. Try to improve your score before you may apply for a loan.
