Add wife name to property

Posted on: 16th Nov, 2007 04:31 pm
What deed do I need to add my wife name to my property?
You can use a quitclaim deed to add your wife to the property, if there is any kind of lien such as mortgage loan on it. Other deeds that can be used are warranty deed and grant deed. The latter would be suitable if there's a loan on the property just as quitclaim deed but if you wish to use the warranty deed, the property should be free of any lien.

Hi Frank,

Welcome to this forum.

If you live in a community state, then your wife will be 50% owner of your property automatically as per your state's law. If it is not a community state, then you can use a quitclaim deed. You have to notarized it and record it in the county recorder office. There is an article in this site related to quitclaim deed. You can check it out to get more information at- http://www.mortgagefit.com/quitclaim-deed.html

Feel free to ask if you have anymore questions.

Thanks,
Larry
