:shock: hello. I am in marana arizona. I have a loan on my land/mobile home with a private person. she paid my mortgage off in full and I worked for her. I made 3 payments then she took my mortgage off my paychecks each month for about 8 months. well heres the problem. she filed paperwork to foreclose on my hom saying I owed the entire 8 months. I got a lawyer and stopped it. however this woman is still the owner of my land/home. I have been having the worst time just trying to find a mortgage to pay her off and have my peace of mind, and normalcy around here. my wife and I both have good income, she at american airlines, I am disabled- our monthly income is about 3500.00 verifable. my credit score is 578 hers is 560. we have no foreclosures, repossessions, judgements. she pays child support and our insurance out of her paycheck and works a second and third part time job to make extra money. we have lived here since 2003. I bought the land in 1999 and we moved a 1996 mobile home onto it in 2003, we built a 8k fence around the entire 4.12 acre property and I built an additional shop for 22k next door. I had an appraisal done in december that came in at 145k for the entire home/land/shop/everything. my loan is only 105k well within a doable loan. the mobile is anchored onto a concrete pad the entire size of the mobile home, and footers were dug and brick/block skirting was installed around the home- the home cannot be moved without destroying it. we live here with our 13 year old son and because I was the first person to move out here and develope my parcel I put in the road/utility easement- well I went to the county and got the road named after my family- so the three of us live on "WAITE ROAD" it is actually legally named after us/my family. now we are facing this woman who will not tell anyone on my behalf that I made my payments on time, and/or worked them off for her. because I can`t prove that one stoopid thing I am facing not being able to get a loan and losing my families home. someone please tell me that there is something I can do to save my house/land. this is all we have right now and with me being disabled it is REALLY all we have. there has got to be a way to get a loan and save this house. again my loan is for 105k and the appraisal was 145k. my interest rate is 7% and my monthly payments are 635 without taxes and insurance added in, I pay those all seperatley by the year. we can prove everything on paper, our incomes, where we live, our families are all from here over 60 years each, we are not bad people, we just need some help right now.

hello all, thought I would write and say hello- I was hoping for some good news going into our 2nd week here but cedric (kalvesmaki) just told me he was`nt able to find anyone to help at all. I appreciate him trying very much. is there anyone else that might be able to help us save our home ? thank you all again.

honestly I mean, is there no hard money people, nothing huh ? there has got to be a mortgage/private lender/investor/anyone who needs a tax break, extra income, anything- I am open for and to, ANYTHING at all !!!!! how about loan sharks, are they still around ? I must save our house guys- no options at all here. this house is not a bad investment. it is worth at least the $145k and I only owe the $105k. I was born and raised within 25 miles of where I am now, my wife and son as well. she works for the airlines and has for 10+ years, she also has 3 extra part time jobs, it is a good looking place= no messes, clean, nice, well taken care of- not a shack. there is a $30k metal building next door to the house- the entire place is wired for alarms, power water, satelite television, high speed cable, well water, 5 foot tall, $8k chain link fence built on the property lines around the ENTIRE parcel- the whole 4.21 acres is fenced top to bottom- a huge shop, a/c, doublewide on concrete with brick/block skirting, a million trees and shrubs I planted and water myself, end of the road- no traffic, private- QUIET, secure, it is worth it. a great tax break, all I need is a buyer for 1.5-2 years for me to make my payments in full and on time- then I can re-fi and get a better rate and lower payments because my ducks will be in a row !!!!! I MAKE MY PAYMENTS IN FULL AND ON TIME ! I cannot believe there is not one person/place that handles these things.

I can understand how you feel, but just give us some more time. We are sincerely trying hard to bring out some solutions for you. Just don't lose hope.

I am really feeling bad for you Waite.

Please keep your patience. I know what kind of trouble you are in and believe me I did talk to several lenders on this. But what should i say, please be patient and never think about loan sharks. They will not help you, instead they will lead you into more trouble.

well I thought I would give an update. I have until the 30th of this month to get the money or I will be asked to leave my own damn house. I had not heard anything in awhile so I thought I would share the good news with everyone. as far as loan sharks go maybe I did`nt make myself clear- if that is the option I have to save my house I will use it ! I am positive that a person should not lose thier families house because he did`nt get something in writing. I worked my butt off for this person and not only have the 8 months wages been added onto the total as if I had done nothing- but now I could be thrown out of my home, with my wife and child- what a country.

ok guys were at the end here. I do appreciate the two people who ran my credit and declined me. any other offers will be taken up to the end. I must either have the money/loan, or a letter from a lender saying "yes" by the 31st. fairly sure neither one will happen but who knows. thanks anyway. also I would like to add that I never wanted anyone to feel sorry for us at all, we are upright people who have income, fairly ok credit, plenty of equity left, and are generally happy enjoyable people. through no fault of our own someone was trusted and they are now screwing us to take our home.. and I can`t find anyone at all who can help us out to get away from this person. that is all. because we are generally poor and/or live in a really nice mobile home on alot of land, or what- I`m not sure why this has happened but it has. so please don`t feel sorry for us, anything but that.

I can understand your feelings. Our loan department tried hard to catch up with your terms but failed to do so.

We are still trying but probably chances are poor. But as your words indicate that you are a bold person, I would advise you never to lose hope.

Some thing may come out if not with us then with some one else.

:D hello all. I took some of your advice and made things work. last year I went in and hired a real estate lawyer. we made it work that I paid her in full for all the back months that were "owed". so that is one full year paymetns history but it is not showing up that way since they just closed that account and opened a new one. so now I had paid all of that back money, like $8,000.00 for the one year, now it has been another year and although she is still the owner I have made every single payment owed on my mortgage on time and in full. so now I am at the end of that year we agreed upon and still looking to get away from her owning my home. I know some of you ran my credit last year when I asked about this and it was not good. I still don`t think my credit is good, but now I have 2 years of complete in full on time mortgage payments, or one depending on how you look at it. what are some thoughts on this ? thank you again for any and all help.

Hope you are fine. It's really good to hear that you have made all the payments in time.

By the way, have you checked your score yet? If not, just check it and try to pay off all your bills in time. That will prevent your score from going down.

Hey, that's pretty great that you came back a year later with the update. I read the entire "story" and am still unsure of why you couldn't get approval on a FHA loan last year. Perhaps your situation wasn't a "perfect" FHA scenario....but hey...when was the last time ANYONE had a "perfect" FHA scenario? With your property being a manufactured home the FHA loan is your best bet. As long as you can independently verify your payment history for the past 12 months (meaning you have cancelled checks) then you should be able to get an offer from any lender who provides FHA financing.

I really feel happy to hear that you have made all your payments and now hopefully you will be able to save your home from the lady that you had talked about.

Well, I feel its time that you contact the lady and ask her to sign over the house to you and your family. And, I must say that patience and hard work pay off. You did a lot of hard work, used your hard earned money to pay off what you owed and now it's time that you get the rewards. I wish that you get back the house as soon as possible.

It's great to see you coming back after such a long time.

It's a sad thing that we tried our best but could not make it for you. But you have really fought bravely with the situation and tried to resolve it.

You mentioned here that some people ran a credit check without informing you. I guess there is some kind of misunderstanding here. Our community believes in protecting information of consumers. We are all here to help the people and we are against all such actions that can cause any kind of inconvenience to people.

hi. thanks for the replies. I am going to begin the "re-fi" thing again now hopefully with better results than last year- lol. I am not sure what my score is. I have removed somethings but some have been added. also I don`t think I ever mentioned that anyone ran my score without my permission. I know I had several people from here trying to help me out last year and I gave them my info willingly. I think I implied that I did not get any loans, or get my scores from everyone. I do remember getting alot of turndowns, not only from here- ha ha ! my score has not been high ever I don`t think. I survived a ugly divorce and those bankruptcy laws also hit me good when I did not run down and file like the other person did. but I here and I think my 24 months should be counted instead of the 13 now but oh well. the mortgage.title company accepts my money each month so they are verifiable easily enough. another thing that hurt me was my monthly income. as I am disabled I only receive so much each month, and it has to cover everything, it does but some people don`t see it that way. my payment is $645 a month now at 7% I think on the total of $92k thats close but it might be a little off. I had an offer for 10% and $998 a month to borrow like $115k. but the bottom line is that I cannott take on a monthly obligation for $998 dollars when my entire monthly income is only $1300- I have bills too, etc.....
so anyway I thank you all for your support and help I have no worries about anything here at this site or with any of you at all. I am now looking for a lender, basically you all know my details at least the baseline details. if anyone feels they can or would like to help please do. if not then thank you for your time.
