Hi,

This will depend primarily on the type of ownership that is created as a result of the quit claim.

I shall advise you to consult a real estate tax professional for specific answer.

how do you go about doing this?

hi, Hudson

can you be more clear exactly what you want to ask.

Hi Ms. Hudson,

Welcome to MortgageFit Forums.

As Mac asked you, I am also not too sure about what you are asking.

Regarding adding name to title, you can do it through a quit claim deed. The deed can prepared personally but sine real estate transfers and transactions are critical, so it's better to take the help of an attorney in the process.

After the deed is duly signed by the grantors and grantees, it is to be notarized, and recorded in the county's recorder office for public reference.

You can check this section for the procedure.

Regarding tax after quit claim deed, once your name is on the title, you too become financially responsible for the property after the deed. In that case you are also responsible for the property tax. Kindly refer the tax implications section for further details.

Kindly get back here if you have further doubts.

God bless you.

do you have to have an attorney to fill out a quit claim deed and if not can the form be downloaded from the internet?

smcgovern, you don't necessarily need an attorney to complete your quit claim deed. yes, you can obtain such a document on the internet for a price.

you'd be wise to engage an attorney if you have any questions about the ramifications of a quit claim deed, however.

Who do you contact on adding a name to a title on a mobile home? Not a relative or spouse?

Hi rhonda,

To add a person to the title of your mobile home, you need to sign a quitclaim deed, notarize it and get it recorded with the county recorder's office.
