Quick Claim

I own a house with some one else and we split, if he keeps the house and I do a quick claim deed, does that take my name off the mortgage and does any of that show a negative transaction on my credit

To whom he had quitclaimed? Do a title search to know - who is the present owner of the property.

If your father is not the owner now then he needs not to pay taxes.

My grandmother tricked my father into a quitdeed, she claimed she was financialy unstable and was going to be sued for her assests and needed to put her house in my dads name, so she quitdeed him onto the house now she will not pay her mortgage and she is threating my as if she is going to move out my dad is struggling trying to pay her mortgage and his he wants his name off that quitdeed or hers so he can sell the house or he wants her to take bake her responsability.

welcome to the forum.

it doesn't seem that your grandmother has tricked you father. as she has quitclaimed the property to your father, you father should refinance the mortgage on his name only an d pay the mortgage payments.

now if your father cannot make the mortgage payments, the he should talk with your grandmother and asked her if she is willing to take the property back on her name. if she do not want the property the n your father can sale off the property and pay the lender off.
