my mother died and she did a quit claim deed of her property which still has a mortgage which i have been paying what rights do i have and will my name appear on the title
My daugher located a 1995 Titan mobile home for sale through a realtor. It is not on a foundation. It is in excellent condition. We talked the owner down to $39,500. The lot rental is $400 a month. My daughter has poor credit, but she can afford that fee and a mortgage payment on that small of an amount. I have excellent credit (760) and may be willing to co-sign (is that even possible?). I cannot seem to locate a lender who will help with a mortgage. They all tell me we must own the land, or it needs a foundation, or must be a double wide (it is a single). Please advise ASAP!

Most of the time the lenders will say that the double wides have to have a foundation under them also or have the towing tongue removed so that you can not move it. Our double wide finally got classified as a single family home instead of a mobile home but we had to remove the towing tongues.

Taram, Sorry to hear that - you might want to consider a Loan Modification. Without knowing your complete details, do a search on this forum for Loan Modification to get complete details.

You first would want to contact your lender. Most lenders today have a Loan Modification department. So give them a call ..... they may be able to do something to help you save your home.

Best option as every one suggested conatct yorulender and ask for loan modification and theymay be able tohelp you with lowerign your interest and lowerign your monthly payment

You may get your name on the title with your mom, but it does not mean that you will get it on the mortgage loan note, depending on what paper work you completed. you can supply of paperwork showing that you are the executor of your mom's estate, along with the quit claim deed and supply to your mom's lender and see if they want to add your name, if not, the will at least add you as an authorized person to make decisions on the loan.

found out my mother is not on the deed or the loan. but grandfather is passed... now now can she refinance or get lowered payments for the house. they wont talk to her about it cause she is not the owner... but we have been making payments to the loan... we are now 4,000 past due and i want to understand how we can save our home and get this house to be in our names at least to talk to the lender to get some qualifications... or at least some insight.

my sons (he is the buyer) real estate agent made a mistake. He had 20 days to send in appraisal and what he would like to have fixed. His agent told him after they had gotten the inspection to wait until the appraisal came in and then she would sent both appraisal and request for having items fixed. Instead of 20 days it was 27 days and the sellers state they are keeping the $1000 earnest money d/t breach of contract. They refused to come down on price and fix anything. It was his agents fault on holding up sending in inspection report and it was also Chase banks fault for holding up the appraisal. Who is responsible for the earnest money--would his real estate agent be responsible for getting it back and if sellers refuse--would repaying the earnest money to my son, come out of her pocket since she was the "PROFESSIONAL" and held off sending in the inspection? PLEASE HELP ASAP!! THANK YOU
