my husband and I want to buy a piece of property in florida. The neighbors have built a garage on the land we want to buy. They have been using it for 19 years and paying taxes only on the building not the land. the land taxes have been assessed to arc the association for retarded citizens who have owned the property for 21 years. There is a new executive directors so knowledge of the adverse possession is hard to prove. The non-profit has assessed taxes to the land the garage is on but has a legal exemption to paying them because of their non-profit status. The adverse possessor believes he owns the land due to a survey (faulty) and the surveyor is now dead.
Do the adverse possessors have to pay for taxes not only on the building but all taxes including the property taxes for the land?
Does a faulty survey constitute a title of record?
Does the clock (7 years) for adverse possession reset if a new owner buys the land and refutes the adverse possession? If we buy it does it wipe out their 7 years?

In some states the adverse possessors need to pay taxes on the land as long as they have to occupy and use the land for adverse possession. But where do you stay? in which state?
