how to get mortgage counseling service help of acorn & if want to attend their workshop what will i need to do?thanks for your responses
Hi Natasha,

Welcome to Mortgagefit forum.

To get help from the mortgage counseling service of ACORN you will have to attend a workshop. This workshop will help you to learn the homeownership basics & become aware of the programs that are available in your region.

And for attending the workshop, you will have to make a call to local acorn housing office in your region.

After completion of the workshop you would be able to sign up for a session with one of their mortgage counselors. This counseling will be free but you will have to pay $20 credit report fee and provide basic financial information about yourself.

Hi Natasha,

Mortgage counselor will need the report to review your credit standing. The AHC (ACORN Housing Corporation) office will pull your triple merged credit report.

If you are facing credit problems then they will work with you and help you establish good credit, set payment plans, write letters of explanation about your credit problems and negotiate with your creditors so that bad entries can be removed.

You will be also be required to attend credit & budgeting classes if you have credit problems or are in need of saving for making the down payment & settlement costs.

If you have selected the house then the counselor will help in calculating the monthly payments you will have to make for different types of mortgage taking into consideration the homeowner insurance & taxes. They will also figure out your debt to income ratio. And if your real estate agent has not calculated the involved settlement costs then counselor will help with that also.

If your income is low they will also try to locate settlement cost & downpayment assistance grants appropriate for you from federal home loan bank's affordable housing program, local community development block grant programs and other such sources.

what documents I will have to bring when I meet the housing counselor for the intake session

Hi Evgeny,

To attend the intake seminar you will be required to bring copies of the following documents:

  1. Copy of picture ID & Social Security Card

  2. Bank statements for last 3 months for any saving and/or checking accounts, including 401K, IRA, etc.

  3. Credit Report Fee of $20

  4. Proof of rent for the last 12 months like landlord letter or cancelled checks

  5. Award letter or verification of any other source of income such as child support, SSI, Retirement etc.

  6. 1 month's worth of current paystubs for all employments.

  7. Past 2 years of tax returns 1040's & W2's

  8. Filled out budget sheet & intake form
