Abandoned borrower

My husband has left my family and we own a home with him as the borrower myself co-borrower. I cant afford the mortgage payment alone, and need to put the house up for sale before it forecloses. I dont have any contact with him, dont know where he is, been gone for 4 months. Is there a way to claim him as abandoned off the deed to show just in my name to sign off the home to buyer?

I can only think of one solution for your situation, i.e., to file a partition lawsuit.

In partition lawsuit any co-owner can file for the house to be sold under court orders.

After it is sold the proceeds are divided among the owners even if other owners do not agree to sell the house. This way you would be able to get the house sold and pay off the mortgage balance.
