my ex-wife was award home by judge. like name off deed

how do i go by getting my name off deed. judge award ex-wife the house during ed part of divorce. i think that her credit is mess up, which she can not assume loan or refinance the house on her own. i want to get house out of my name and credit report asap. when i talk to mortage lender they stated quick claim will not remove from credit report.

welcome to forums.

you can take your name off the title by a quit claim deed. get the deed drafted by an attorney such that you are the grantor transferring your property to the grantee (your wife).

regarding your second query, was the loan taken in your name? have you been making payments on the loan? well, if you have been making the payments, then they will get reflected on your credit report.

when you are regular on your payments, you need not worry about the score. but if you have made late payments or missed a payment, then it will affect your credit report negatively and hence your score will come down.

Hi,

By quit claiming only property ownership gets transferred but does not remove a person from the mortgage. That is the reason lender said that it won't be removed from your report.
"I want to get house out of my name and credit report asap."
If your ex-wife's credit is not good enough she can ask any of her relatives to be a co-borrower with her so that she can qualify for the refinance based on relative's credit profile.
