I have received an act 91 notice. It is dated 1/3/11 and states that i owe for November, December and now of course January. The mortgage company cashed my November payment before 12/31/10 and applied it on 1/4/11. I will be making another payment on 1/21/11. This will be my December payment. I can make my January and February payments on 2/4 and 2/18/11. Do I still need to worry about act 91 since next week I will be less than 30 days delinquent? should I still apply for hemap??

You should contact your lender and inform him about your situation in order to know whether or not you still need to apply for HEMAP. If you can pay off the dues, then you won't have to apply for it. Nevertheless, your lender will be the best person to guide you in this matter.
