How do you know if all is legitmate without an agent
you don't that is why you need an agent :lol:

but owner to owner sales are allowed if parties agree, trust each other, and know how to write a purchase agreement

I agree with Eugene Volovik here. It's better to take the help of an agent while you are purchasing a property. In case of owner/seller financing, it is possible to buy a property without an agent as Eugene has mentioned. However, here also, one should involve an attorney or a third party who will be able to write down an agreement for both the seller and the buyer. This will help you in dealing with various issues later on. The attorney will see to it that both the parties are satisfied with the agreement.
