Currently, the interest rates for a 30 yr fixed mortgage and a 15 yr fixed mortgage are around 6.23% and 5.91% respectively.

i say that because our company's rates are established at about 11 am eastern time. so, we got a rate schedule around that time. just a few minutes ago, i got an email telling me that rates have improved and that a new rate schedule is forthcoming.
therefore, it is folly to think of "today's rate," especially since rates are volatile and subject to change at any time. who knows? we might get another rate change before the day is over.

Very true George. I have seen more than three rate changes in one day quite a few times.
last week our group held a similar discussion on this topic and you illustrate something we have not covered yet, appreciate that.
