Foreclosue companys help scams or do they really help

I have been looking at companys that help you get out of forclosure are they scams or are will they help us out? they say they will go to our lender and work out repayment plans ect.. If so has any one used them and so what is a good one? I can lose my home I have put to much in to it money time ect. Please let me know thanks.
Hi,

There are HUD approved housing counseling agencies that can provide advice when any one defaults on the payments or is facing foreclosure. If you approach those agencies I think you will get help with any foreclosure related questions. It will help you to contact the lender and talk yourself instead of approaching any such company for discussing repayment plans.

Not all foreclosure help companies are into scams and frauds. there are some out there who really give some good services. I have heard one of my friend speaking about CCCS. It's a consumer credit counseling agency offering foreclosure help. You can give them a call and see if they can do something for you. Here's their url: 'http://www.cccsatl.org/foreclosure-help.asp'

We save homes in foreclosure by using a lease / buy back option where our investor buys your property, up to 85% to 90% of the properties value, and then leases the property back to you until you can afford to buy your house back. Depending on the equity you have left, they may even allow you to not pay any rent for 3 to 6 months. This will allow you to get back to your normal life and pay any existing debt payments.

Our Investors will only look at the amount of money owed on the property, liens and personal debts. Our Investors will fund up to 85% of the houses or properties value. Most "Foreclosure Bailout" companies will only fund up to 65% of the houses value. Some "Foreclosure Bailout" companies will fund up to 70%-75% of the houses value. Our Investors will look beyond the mortgage debts, liens and any other debts. Our Investors are not interested in credit reports, only in the value of your house or property. They will purchase your "Foreclosure Bailout" on an "Owner Occupied" property, "2nd Home" or an "Investment Property", and then lease the property back to you until you can afford to buy your house back (usually 1 year).

We will also report the rental payments to credit bureau in order to improve your credit scores and will work with you to improve your credit scores, so that you can buy back the property in a year from us. Our Investors care only about the Interest they get and few tax benefits they get in this process. They certainly want you to work hard and buy back the property from them.

We have tryed a couple of these companys. We are upside down in our home something that I had no clue could happen. So we have tryed almost every thing and it seems like we are going to lose this war with the 2nd and they are going to get the house. I have done almost every thing I can think and tryed working with them and nothing. every one tells me it is the 2nd mor company is the reason Which the comapny is HSBC and they DO NOT work. So we will be out in the streets in Nov Great!!!!

It happens sometimes Chelly when we do feel that nothing's going to work at all. But one has to get going and have the confidence to fight out the situation. I am not quite sure at this, but may be you can get some help from debt consoliudation or settlement companies.

I really don't know how they differ but I have heard that they can negotiate with your creditors and reduce your debt amount. Perhaps the company can convince HSBC to withhold the foreclosure for a while and give you some more time to clear the debt. Just seek some advice on this issue from the Debt forums. Let's hope they can come up with something that works for you.
