hi folks .. here is my situation. i am on the title of my parents home, but not on the loan. can we refinance the house adding me to the loan even though i was not on the original loan. i am however on the title.

Since you are not on the original loan, therefore you cannot refinance the name solely in your name. Your parents have to refinance with or without you being the co-borrower. in case, you are the co-borrower, you will have your name on the loan. And, if your parents are unable to make payments, then you can pay the monthly installments to clear the debt.

Dante, whether it would be allowed to have you as a co-borrower will also depend upon some other factors. If you meet lender’s credit score and other qualifying criterion then it is quite possible that at the time of refinance you would be added as a co-borrower.

Before you decide on whether to refinance or not check the current market rates. Also inquire with the lender about what rates will be if you were to refinance the loan now.

If the present rates are higher than what the original loan had then it is better to wait for some more time before refinancing.
