We are co-signing for our son's mortgage (1st time buyer). Do we have to be on the Deed of Trust also.

As far as I know, you will have to be on the deed of trust as well. It will be better if you could contact the lender in this regard and take his opinion.

No. You'll be on the note, but not Title. It's a risky place to be, because you'll be responsible for the mortgage, without any ownership benefits.
