Very long question.

This may be long..

Alright I have a 630 middle score, but according to the qualifing worksheet I have. It say I can only get approved for about a 100,000 loan amount, but I want one that is about 170,000 loan. Now I have a girlfriend who is still looking for a job and I have a son who isn't in daycare right now. Girlfriend taking care of him. Do I tell them the cercumstances or do not tell them at all. If she got a job in the next couple of months do I include his daycare as detb to and or include my girlfriend in the mortgage app. Or do I just include her and not say we have a son? I make about 32000/yr and have about 200.00 in debt to pay off every month.

I have a co-signer(girlfriends mom) if needed with excellent credit. With the down payment assistant programs out there and I have about 2000 in cash. Can I use (mom) as a co-signer to qualify for a bigger loan amount and or better interest rate. Even though she won't live in the house. Also if she co-signs can I still use the downpayment assisnt program or do I need to come up with the downpayment myself. Or how about I borrow it from mom to cover the downpayment.
Even if your girlfriend were to get a job today, you would not be allowed to use her income to qualify. 2 years employment history is required. Also, your mother-in-law is able to sign as a non-occupying co-borrower to increase the amount you may be approved for, but keep in mind her debts will also be included in this application and this may or may not help you depending on her debts and income.

You are able to receive a gift from mom towards your down payment as well. I hope this helps...
