my girlfriend is buying a house and must use a co-signer to qualify. she does not want to go with fha. can she use her daughter as a non occupant co-signer.

As far as I know, conventional loans do not allow a non-occupant co-signer for the loan. Only FHA loans allow a non-occupant co-signer. But to be on the safer side, your girlfriend can consult the lender from whom she is raking the mortgage.
