afraid of scam

i'm a single mom who is a teacher in ks with a home worth 100,000 and currently owe 83,000. my rate is 6.4 and my payment (all including taxes, insurance etc) is $800 per month. i would like to refinance to get a lower rate and payment, and possibly a little cash back....i also can't afford to pay lots of fees ( just an appraisal i hope). i have talked to primelending out of austin tx because of an email i received saying they have special rates for educators. things are sounding good but i'm afraid of getting scammed. any thoughts/advice out there?

It is true that one should be cautious when dealing with large amounts specially property related issues.But I do believe that if you deal with any local company/person and won't pay any upfront to those guys,ask for a receipt whenever you pay then surely you will not be in trouble.

Never pay online if you are dealing with the person for first time.Specially phony payments should be strictly avoided.

I can understand that you are not in position to afford the cost associated with the refinance so there are plenty of non-profit which are helping people to get free or subsidized legal services.

If you received an unsolicited email from this outfit, I'd suggest you think again before committing yourself and your funds to them. Who are they and how did they get your name? These two questions pop up immediately in my head, anyway.

In my opinion, as a former originator and a longtime underwriter, you need to find someone you know you can trust (or at least feel that you can trust) to help you find a new loan. It's a world of difference to sit down with a reliable person face-to-face compared to receiving a blind email solicitation from an outfit you've never heard of.

Find someone you can be personally comfortable working with; you'll be far better off in the long run. Having said that, I also need to let you know that you need to keep your eyes and ears open wide so as to determine the veracity of those you deal with. One way to get good people on your side is to speak with others you know and trust, asking for referrals.
