Can you take over a equity loan once some one passes away.

If my father passes away.And nothing is owed on his house. Accept a $80,000 equitey loan. (In his name) That Ive paid $47.000 of.. Can i keep paying it once he has passed.?
Im not sure what to do. Im not on the deed to the house. But Im the sole heir. (we have a will). I would prefer just to continue to pay all his bills/debt as I am now.. I dont want to take any chances of loosing a house that has been in my family for almost 200years...

as you are sole heir to the property, i would suggest you to file an affidavit of heirship in the county recorder's office and transfer the property in your name. once the property is transferred, you can just refinance the loan. or else, you can speak to lender and see if you can assume the loan.
