Selling a home that has no mortgage

I need to sell the home in Pennsylvania, that my mother deeded over to me a year before she passed away. The home has no mortgage. I want to sell by owner. Can you give me information on how to do this legally, and the least inexpensive way. Assuming I have to go through a lawyer, do most of them take their fees out at the time of sale, or do they have to have it up front. Thank you for any help.

To sell your home in an easy manner, you should consider the following points:

1) Price the home effectively: The market actually determines the value of the home. You can also find out how much other homes in your neighbourhood has recently been sold for and thus can find out the actual home value with the help of a home appraiser.

2) Get a real estate lawyer: Though it is an extra expense, it may be wise to appoint a lawyer who will help you throughout the transaction process. If you're not properly experienced in the home selling process, then having the real estate lawyer will prove a great help.

3) Home inspection: All real estate transactions gives potential home buyer the right to inspect your property before purchasing.

4) The Closing: Closing usually occur after 30 - 45 days of signing the contract. At the closing, all money will be collected and the property will be transferred. The home seller will receive the proceeds of the sale within two days of the closing.

Now, as far as the lawyer fee is concerned, it depends as some lawyers may charge it at the time of the sale or others may charge it at the initial time of appointment.

As a FSBO you will have to market the house on your own. And list it with some sites where fsbo house are accepted for listing. It will help you get more prospective buyers for your house.
