I sold a home via a short sale in October 2008 in Alabama. I now live in Tennessee and would like to purchase a home here. How long do I have to wait until I am cleared for a home loan?

You can buy new home after 2 year from short sale. Build up credit & be prepare to apply for new loan. Applying for FHA is the best option for you.

You will have to wait for 2-3 years in order to get a mortgage to buy a property for yourself after the short sale.
