I have an investor who currently has 11 properties with mortgages. He wants to buy a few more but I can't seem to find a lender that will do the loans.

Conventional lenders won't offer you loans for so many properties. As Chris has said, you should go for private financing/hard money loan. This will help your client in buying new properties.
