is there any difference between warranty deed and a quit claim deed?
When a warranty deed is used property seller warrants that property title is clear of any liens or title defects. While a quit claim deed does not guarantee that grantor holds clear title to the property.

A quit claim deed is used in situation when suppose there is a mortgage, in such situation the grantor will not be providing a clear title to grantee. Use of a warranty deed is not possible in such situation.
