How should I negotiate with my second, so that I can keep my house. Do I contact the bank even though the loan is charged off? When should I do it? Should I wait till my BK is discharged? How much is the reasonable amount to negotiate. I owe 2nd a little over $400K. Thanks

if your mortgage has already been charged off by the lender, then he will not deal with your account any further. you will have to negotiate with the collection agency in regards to the second mortgage. however, you've mentioned that you had filed bankruptcy. if the charged off mortgage was included in your bankruptcy filing, then it will get discharged.
