A contractor gave me a verbal bid of $7000 for work on my house. He drove about 4 hours to my house and was going to stay there for a few weeks to do the work. The morning the work was to begin he changed the cost to $30,000-40,000. I told him I was not prepared to do this and it was significantly higher than the estimate he had given me. I sent him and his crew home. They brought materials from a tile store in their area I had purchased at their recommandation and had the rest shipped. I bought $5500 worth of materials and paid shipping of about $1000. I will now have to pay to ship this back. The contractor called me and told me I owe him $1800. I told him I felt like he mislead me with the estimate and as a coutesy, I would split the cost with him and pay $900. I also explained that I will have $2000 in shipping cost after having to ship the materials back so I will be out much more than him. He would not take it and then accused me of having a lien against my house and said I don't pay my bills. I do not have a lien and have a perfect credit score. He then threatened to place a lien. I told him to contact my attorney. Again, we have no written contract. Does he have a leg to stand on?

If there is no written contract between you and the contractor, then he won't be able to take any legal actions against you. Unless he files a lawsuit, he won't be able to place a lien on your property. You did the right thing by asking him to contact your attorney.

Hello brumbyj,

This is one aspect that should always be in mind for many people who are into tax lien investing. The owners of the property are also likely to want to keep the property that they have in order to continue with their business and income.
