A friend of mine who already owns a house co-signed on a property for someone else. That person has been late on his payments and needs to modify. Now my friend wants to modify hers also. Was told by a place that she can do both even if she doesn't leave in the 2nd home

You need to call and work with both the lender to get the modification done. It is little difficult, but not impossible
Best option for you is to modified the oen which helps you the most and look at the second one after that. ut you can pursue it together
