Co-owner Rights

My boyfriend co-owns a property with his ex-girlfriend. She left and bought another property and has been gone for months. Now she has decided to come back. Is there anything he can do to stop her from moving back in, i.e., change locks, etc.? Does he need a Partition? He also farms the ground and has maintained the home since she left. There is no mortgage.

Your boyfriend cannot legally stop his ex-girlfriend from returning to the property if her name is on the property deed. Though you boyfriend has maintained the property, she will still remain the co-owner of the property. Your boyfriend can request her to sign a quitclaim deed in his favor in order to remove her name from the deed. Once her name is removed, she will not be able to claim that property.
