My mother passed away and I want to just get rid of her house. She has a neighbor that would like it. What is the easiest way to just give him the house?

sign a quit claim deed in order to transfer house to him, notarize deed in country records to make it validate. get attorney (required & recommended) involved to complete selling process. its easiest you.
