i have a question about handing over the title to the other co signer but still have the mortgage under my name. Is there any way possible i can sell the house or find a way to get my name off the mortgage without having to see if someone else can pre qualify for the loan that im under.

if you've already transferred the property to someone else, then you won't be able to force the sale of the property. in such a situation, you should ask the present owner of the property to refinance the mortgage in his/her name. this will help you in removing your name from the mortgage docs.
