How can I sell my timeshare and transfer the deed if the 2nd person on the deed has been MIA for more than 12 years? We have tried various searches and friends of friends to find her, to no avail.

You should contact an attorney and check out if he /she can help you in removing the second person's name from the deed so that you can sell off the property.
