Own two properties. one in Florida. Just want simple trust for my 2 children,my heirs. Studio condo, no personal items. I may sell at any time , need to protect them in case of my untimely death .I spend nearly half the year here and was told I must have trust as property is located out of my state of Nevada all has been taken care of There. Why do lawyers want double money here?

You do not have to do two things with the property. You can simply put the property into the trust and name your kids as the beneficiary. In such a situation, you may not have to pay double money here.
