I am thinking of buying a house but it is in a minors name the mother said she will sign for him sin...I am thinking of buying a house but it is in a minors name the mother said she will sign for him since he is a minor. Can he later in the future try to claim the property once he is a legal adult since his mom sold it and not him?

As far as I know, the child cannot claim the property back from you when his mother had signed the deed on his behalf in your favor. However, you can include some kind of a clause in the deed that the child cannot claim the property in future. Contact your lawyer. He will be the best person to help you draft the deed.

thanks. i thought it was weird but a realtor was the person who actually told us this. i had one other realtor say that the child can't claim it in the future. But i will make a comment about adding a clause =) thanks
the minor cannot be a legal owner of real property in the first place. this is too weird.
Google arround for "guardian ad litem" as it pertains to your state. Suspect a court will have to appoint same. After you've acquainted yourself with the law, check with a title company to see if they will issue title insurance on the proposed transaction. Suspect you'll be better off finding another house to buy.
