when a married couple are on the deed and one passes away, how do we transfer the deed to the person that is still alive? Is this a necessary step before selling the house? Or at closing do we just show the death certificate?

The deceased person's death certificate is required to be submitted at the county recorder's office. Once this is done, the property will be transferred in the name of the person who is alive. After this, that person will be able to sell off the property.
