Hi, my uncle and his brothers/sisters *a total of 7* inherited my grandfathers home almost 20 years ago when he passed away. They are all on the deed, but my uncle is the only one that lives there. There are only 4 of them though that are still in contact, one has passed away and nobody even knows if his son is still alive to help with the process, and the other 2 are gone without a trace. He has paid a local college for help with the quitclaim deeds, and they sent it to the wrong people and the other ones couldn't be found. He is falling behind on property taxes, and needs to get this in his name only so his siblings don't go down with him. How can he do that if all of the siblings are not around? Thank you!

Your uncle needs to contact an attorney in this regard and take his opinion. If your uncle wants the property in his name, then he will have to ask his other siblings to transfer the property to him with the help of a quit claim deed. As far as deceased siblings are concerned, if there are no heirs, then your uncle with have to file an affidavit of heirship on behalf of them and get the property transferred to himself.
