(delinquent) tax responsibility after quitclaiming property

After a quitclaim is signed, does the former owner of real property have any responsibility for delinquent taxes that accrued prior to the quitclaim sale?
Hello Maria,

The previous owner should be responsible but once the title has been transferred, the new owner is legally obliged to pay off the delinquent taxes.

I agree with Jenkin that once quitclaim is done, the present owner is legally liable to pay the taxes.

Doesn't seem fair to me, but if it were me I would pay them or set up a payment arrangement so that I would not lose the property. Did you do any research on the property before you did the quit claim?

Why would a new owner pay for delinquent taxes on part of the previous owner? The new owner should actually pay the taxes which incur after he receives the property by quitclaim. But in no way should he be responsible for the taxes accrued prior to the quitclaim transaction.

If a quit claim is filed then the liens on title will remain if they were not paid off prior or at time of the transfer. The past due taxes have to be paid by the current owner. There is nothing legally that can be done to go after the previous owner for these taxes. Unless there is something in writing that states that the previous owner would pay these, I can't see any way of holding them to this delinquency.
