exwife on deed

Posted on: 02nd May, 2012 09:12 pm
i prequalified for home equity loan. married to husband 8 yrs, but
not on house deed. his ex-wife is still listed. one lender told me that i
add my name (warrenty deed) and ex-wife could quitclaim deed but that by doing so i wouldnt qualify for loan for 6-18 months because of change of deed, another lender thought that sounded odd and told
me that if exspouse "deeds off title" that the loan should not be held up. he did say that my name would be required to be on deed if the
loan was to go forward, should i have my husband put me on deed?
im confused.
Hi catman!

Welcome to forums!

You can ask your husband to add your name to property deed and ask ex-wife to sign the quitclaim deed and transfer the property to you. This will make you and your husband the sole owners of the property and it will be easier for you to qualify for a loan.

Feel free to ask if you've further queries.

Your ex-husband needs to convey her interest to you by a quitclaim deed. You may need to buy his interest. That should have been addressed at the time of the divorce.
